My services are of a "Real Estate Consultant" where I help and guide you in every way possible to find and obtain the best property for you that meets your taste and requirements. I have surrounded myself with quality people and quality organizations that serve my clients as if their business depends on it. The steps that I have taken were done to provide the smoothest of real estate transactions for my clients.
Whether buying an existing home, new construction, for sale by owner or other, the seller pays my commission, not you! I work 100% for YOU and am totally on your side, not the seller's!

What Goes On? A to Zs when buying a home:
- After falling in love with a home, we determine the offer price, how much you want to put down and determine what conditions of the contract (closing date, move in time, what stays with the home, etc.) best suit your needs. You will need your Pre-Approval letter from your lender now. I can offer some lenders to get you that if you do not have it already.
- I send the offer to the listing agent, for sale by owner or builder, then, we negotiate (usually verbally at first) to get you and the seller together on the price and terms.
- Get you scheduled for an inspection within the "option" period. Also, make sure that your financing process has started and we are kept informed of the progress.
- Examine the inspection report and negotiate any repairs before the option period is over.
- Get all paperwork initialled and signed by both parties to the contract.
- Get copies of the contract to the title company.
- Do a final walk-thru of the property to make sure that all repairs were to your satisfaction and there are no other issues.
- Make sure your lender and the title company have all necessary paperwork and there are no issues to contend with. If there are, then work with all parties to get them resolved in a timely manner.
- Go to closing at the title company! As soon as the loan funds (money transferred), you get your keys and are now living the American Dream! Congratulations!

- Check your credit rating. Straighten out any errors before its too late.
- Determine a comfortable monthly budget for your new purchase, including down payment and monthly payment.
- Find a loan program that meets your needs and get pre-qualified (preferably pre-approved).
- Call MARCIA MONACO! I'll work to understand and get your wants and needs.
- Determine what neighborhood best matches your needs.
- Identify important features you need your new home to have.
What are My Expected Closing Costs?:
- Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account.
- Third-party fees include charges for insurance, title search, and other inspections such as termites.
- Government fees include deed recording and state & local mortgage taxes.
- Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance.
